Concept
This project reads as a contemporary mixed‑use development that combines a sculpted residential tower with a monolithic commercial volume, unified by an activated podium and elevated terraces. The language is clean and modern, with strong horizontals on the housing wing and a veiled, vertical rhythm on the commercial tower to create a clear yet complementary contrast. The development is organized as a mid‑rise linear block stepping around a central civic plaza, paired with a compact, almost cuboid commercial tower that anchors the street corner. The residential-commercial wing bends gently to capture views and soften its length, while the tower holds its ground as a calm, prismatic object in the skyline.
On the mid‑rise buildings, continuous white balcony bands wrap each floor in fluid, curvilinear ribbons, visually stretching the horizontality and giving the façades a dynamic, layered profile. Behind these bands, a contrasting palette of warm-toned glazing, dark structural piers, and timber soffits adds depth and warmth, highlighting the interplay of solid and void.
The commercial tower is expressed as a luminous “veil” of slender vertical fins that stand in front of the glazed volume, creating a nuanced skin that modulates light and privacy. The subtle variation in fin spacing and reflectivity produces a changing moiré of light and shadow across the facade, giving an otherwise simple form a refined, sculptural character.

At ground level, generous forecourts, shaded colonnades, and a patterned hardscape draw pedestrians into the central plaza, emphasizing permeability and walkability. The combination of soft landscaping, water features, and seating pockets helps transition from the surrounding residential context to the more intense commercial core, framing the project as a civic destination rather than a stand‑alone object.
A shared podium stitches the ensemble together with fully glazed retail edges at grade, ensuring active frontages and visual transparency between interior programs and the urban realm. Above, a system of stepped roof decks and bridges creates a multi‑level landscape of outdoor lounges, cabanas, and planting beds, turning the podium roof into an elevated urban garden and social spine.
